We travelled as a family group of 27 and had a truly memorable stay. The property itself is beautiful, and the layout with its annexes worked brilliantly for a group of our size. The dining room and kitchen felt even more spacious than they appeared in the promotional video, which was a pleasant surprise. Bedrooms were generously sized and clean, with just one minor oversight regarding a bedsheet, which we took in good faith.However, for a property that accommodates up to 32 guests, the single washing machine proved impractical. A second machine and ideally a dryer would have made a significant difference, especially for a group of our size. We also took it upon ourselves to keep the house tidy, but found the broom and long-handled dustpan quite flimsy and difficult to use. A sturdier broom and traditional dustpan would have been far more effective.Each annex is essentially a self-contained unit, which is fantastic, but sharing one vacuum cleaner across three properties was inconvenient. It would be helpful to have one per unit to reflect the semi-independent setup.One of our group travelled with a Tesla and appreciated the on-site charging point. However, we discovered that to benefit from cheaper off-peak charging after midnight, the car must be plugged in before 12am. Plugging in after midnight triggered an error, so future guests may want to plan accordingly.The location is undeniably stunning. The owners generously allowed us access to their surrounding fields, which gave the children plenty of space to run and explore something we all appreciated. We did experience a minor issue with a pipe coming loose, but the owners responded promptly, and one of our group was able to fix it.While urgent matters were addressed swiftly, there were moments during our stay when non-urgent messages seemed to go unanswered. Given the investment we made to be there, more consistent communication would have enhanced the overall experience.In summary, this is a lovely property in a beautiful location, ideal for large gatherings. With a few practical improvements, it could be truly exceptional as the group have said, they will go back this place.

The most perfect, gorgeous house for large families or groups of all ages. we were a family ranging in age from 7 to 70 and we all loved it. Lots of space for both communal activities as-well private space for when you need solitude. Bala is beautiful, and access to both the town and lake within walking distance. Hot tub, sauna and cold plunge a fantastic addition, enjoyed by all. Spotlessly clean and with overall great provision. The kitchen was perfect, needs a couple more big pots for those cooking together, we’d taken a few of our own so we’re fine. Enough crockery and glassware for all to eat together (inc what’s provided in individual cottages. Id recommend taking your own towels if you like big lush bath sheets. Towels provided were small and thin, but I know we’re particular. We will definitely be bsvk again.

The house was beautiful, even bigger than the pictures suggested and plenty of room for our group of 12 adults and 3 children. We loved the hot tub, big table for family meals and being close to so many beautiful walks. It was great to be a short distance from Bala town but still feel very peaceful. The bedrooms were so comfortable and spotless.
