A characterful barn conversion beside a private trout pond, set in 30 acres of countryside at Bettws Cedewain in Mid Wales. With its own waterside terrace, jetty and balcony, and space for up to 3 dogs, this is a peaceful rural base for families, anglers and dog owners. The village pub is 1.5 miles away, and the town of Newtown, with shops, a cinema, a gallery and places to eat, is 3 miles away. Further afield, the Welshpool & Llanfair Light Railway is 10 miles away, Powis Castle and Garden is 13 miles away and Lake Vyrnwy, with its bird hide and lakeside walks, is 27 miles away.

The entrance hall has space for coats and boots and a separate WC. The open-plan living and dining area has rustic oak beams, a sofa, TV and DVD player, and a selection of DVDs and board games. The dining table sits beside the window, looking out over the pond. A few steps lead down to the kitchen, which has an electric oven and hob, microwave, dishwasher, fridge, washing machine and coffee machine, with a freezer in the utility cupboard. Feature windows and doors frame views across the pond and gardens and lead out to the balcony. The three bedrooms and family bathroom are on the first floor. The first bedroom has a king-size zip-and-link bed, which can be made up as two 2ft 6in single beds on request. The second bedroom has a double bed and an en-suite shower room with WC, and the third bedroom has a double bed. The family bathroom has a shower over the bath and WC. All bedrooms have views over the garden or pond, storage space and a hairdryer. Underfloor heating runs throughout.

Outside, the patio has a pergola, garden furniture and views over the lawn and gardens. The private balcony has outdoor lighting, furniture and a brick charcoal BBQ. The barn sits beside a licensed trout pond of about a third of an acre, with a private waterside terrace and a jetty over the water, where guests can enjoy catch-and-release fishing. Guests also have access to 30 acres of shared grounds, with fields for dogs, wildflowers, and ponies and alpacas to meet. A heated outside shower is useful for washing dogs and boots. There is private parking for 3 cars and lockable storage for bikes and fishing equipment.
