Guests consistently praise the property for its superb location, comfort, and character. The house is described as roomy, well-stocked, and ideal for group bookings, with special mentions of its proximity to the beach and local amenities. The sociable kitchen and outdoor sitting areas are highlights, alongside the property's interesting architecture and historical charm.

There are no specific references to cleanliness in the reviews, so it is not possible to provide an accurate score for this category.

The location is frequently highlighted as brilliant and ideal, with the property being close to the beach, local amenities, and in the heart of town. Its convenience for sea, town, and walks on the Common is highly appreciated.

Reviewers find the property very comfortable, with plenty of room for families and groups. The house is described as warm and homely, with comfortable living areas, bedrooms, and a welcoming atmosphere.

Facilities are generally praised, including a well-stocked kitchen and a Ping Pong table. However, there was a mention of an uninviting patio and an issue with the TV not working, which suggests some room for improvement in maintenance.

The property is appreciated for its thoughtful touches, such as a lovely welcome pack in the kitchen. While such gifts are warmly received, they are not guaranteed for every stay.

This was a magnificent house - comfortable, interesting, roomy, and magnificently situated. The old beams, quirky lay-out and artistic pictures gave a feeling of comfort, culture and historical interest. Everything worked well. My family had a wonderful time there. I would highly recommend this house to anyone looking for a wonderful time in Southwold.

1 Queen Street is an ideal town location, with shops in the same street and the beach only a short walk away; it is also close for walks on the Common and to the harbour. The accommodation is very comfortable, plenty of room for our 6 adults and 2 under-fives. The house itself is an architectural marvel which has gone through various refits in its long life, and has become an outstanding holiday property.

This was a beautiful venue that gave us lots of room and no one felt on top of each other. My daughter had a wonderful birthday there and we spent 3 days using the house as a base and spending time there in the evenings. I would definitely go back, the location was brilliant and the house was so homely.
