We found the place clean, beautifully decorated for Christmas with Christmas tree and great house facilities. Thank you for the christmas welcome pack. We appreciated the gesture. The kitchen was well equipped for our cooking needs. The floor heating was the best andrest of the house was warm to our comfort. Spacious bedrooms and giving room to relaxing and good sleep conditions. We were surprised to find the place so well equipped better than most hotels. We thank the providers for kind considerations in fully equipping this home for our comfort. Walking distance to the beach and shopping facilities. The only issue was the steep stairs and no allocated parking. However, we managed to find parking and there was parking on main road which was helpful. We recommend this place for family quality times. We will be back for Christmas again.

Shoal Cottage was a gorgeous base for our holiday. Having the sea view was beautiful and it was lovely to pop over to the waters edge with the dog. The cottage was warm, comfortable and extremely well furnished. The art work was amazing. Having a downstairs bedroom with en-suite was perfect for my 85 year old mum. Having the cafe next door was really handy and I’d recommend it. There’s a children’s play area near the car park. A little shack selling the best crab and lobster. A really good pub/restaurant just up the road and Overstrand village is lovely. The cottage is an ideal base for exploring Norfolk and there is plenty to do for all ages in the area.

A really lovely house which was spacious enough for our party of 7 guests . We loved the wood burner, bedlinen, having 3 areas to relax in and a large enough dining table for us all. Location was perfect with only a 2-minute walk to the quayside, and a good bus service to places around the local coastline. The welcome hamper was a really nice touch, thank you for this! Parking at the cottage was an added bonus, as it’s not always easy to find parking in Wells. However, we did manage to find street parking spaces opposite the house for our other 2 vehicles (although this might not be so easy in peak season). We would highly recommend Coxwains House.

Staying in this beautiful house has been a real treat for us - escaping building works at home! So this has taken a real luxury escape. Just to be in such a comfortable and well appointed house. It has given us loads of ideas for decoration and furniture! The location is perfect for exploring this wonderful corner of the England- - Our first time and certainly not our last. The walk to Overstrand beach and then towards Cromer is perfect for the dogs. Holkham, Wells, Burnham Market and the broads all great visits. The Suffield arms for a roast and rocky bottoms all highly recommended. Thanks very much for a perfect stay.

We have had a every special stay in this beautiful cottage. It has been the perfect base to explore Holkham, the beaches, and the Norfolk Broads! It was a challenge to find somewhere to accommodate all three generations of our family and Poppy the dog! The cottage was perfect and even the teenagers enjoyed it. It is very well equipped and has everything we needed for the week. The welcome pack was also a lovely touch to help us settle in and make the place feel like home straight away.
