“Nice property well suited for supermarket and a short walk to town. Property contents look new so we thought it was a new rental. All three bedrooms were used and only a couple of issues which were not insurmountable. 1/ one bedside light not plugged in which required bed to be moved to get to the switch behind headboard, 2/ very nice thick duvet on double bed but when due for renewal change to king sized duvet. Movement during night meant one of us had a cold backside. Heating is a bit unusual to control but worked well. Cooker very good and quick as was the toaster. Bathroom shower worked well but screen only supported at bottom and one edge so could see a breakage if care not taken. Couple of minor issues to bathroom, hole in wall at end of bath and finishing around window. Neither detracted from the holiday.Adding a top support would rectify any issues. Dishwasher was good but washing machine not trialled.<br /> Sofas were comfortable and the 53” smart tv was a bonus. Garden would be nice during warmer weather. There was noise from the trains at bottom of garden and it was comforting rather than a nuisance. Should be expected considering house name. None of the negatives should be construed as major issues. Very simple fixes.<br /> We all thought the house was well equipped, clean and of reasonable quality. The house was not booked for Xmas and we did hold some reservations which when staying were certainly unfounded. The pictures on the site do not do the property justice. The price was good considering it being over Xmas.<br /> We would recommend you take a stay at Railway View, I certainly believe you will not be unhappy. ”

We had a fantastic week at Ted's Place in Aylsham - a very comfortable stay for 5 of us (me, my wife, our 6yo son and my wife's parents).
The house is a real home-from-home and has everything you need for a self-catering break, including a large garden where we sat and relaxed on the first evening after a 4-hour journey from London in bank holiday traffic (and enjoyed the complimentary bottle of wine that was waiting for us in the fridge!) The only minor niggles, which have already been mentioned by other guests, are the parking and access to the property. The house is located down a narrow one-way lane (blink and you'll miss it when coming into Aylsham for the first time - even if you've researched it on Google streetview beforehand) and parking outside/near the house is first-come, first-served, but if you don't get parked right outside you can usually find somewhere within a minute's walk. However, this was to be expected for the location and was communicated to us by Sarah ahead of time. As other reviewers have mentioned, the house is in an ideal location for exploring Norfolk. We visited Cromer a couple of times, which only took about 15 minutes to get to in the car. The Bure Valley railway that goes to Wroxham (for boat trips on the Broads) is a short walk through the town and we also visited Bewilderwood (again, about 15mins by car) which is a fantastic day out for little ones. Aylsham itself has plenty of cake shops and bakeries and we ate dinner in the Black Boys hotel/pub a couple of times, which was excellent (and the hearty breakfast we had there on our last morning set us all up for the journey home). When we return to Norfolk for another family holiday in the near future we will definitely use Ted's Place again.

“It’s very easy to find and within walking distance of Morrisons supermarket and the train station. On arrival, you’ll find the Drive is only suitable for one vehicle. Is it a bit of a slant and sometimes neighbours park across the road which isn’t terribly helpful, but all in all it was manageable<br /> We also found an extensive welcome pack made up of local Norfolk items, tea, coffee, oats, biscuits, milk, butter, bread, and jam, as well as a few other things. It was a great welcome pack<br /> The bedding and towels were exceptional quality. Looks like they’ve just been replaced and really were very good .The heating system was very efficient and very very warm so don’t worry about being cold.<br /> The back garden is fully enclosed half patio half grass as per the photos. The cottage accepts Dogs, and I guess for that, that might be the reason why perhaps some of the furniture is more mdf based but then again you’re only staying there for a short period of time so it doesn’t matter.<br /> Everything is there what you need and if you have young children there’s a play area opposite. We found the location exceptionally quiet. You can hear the trains rumble by , but it’s really not a problem at all.<br /> We would go back and stay in this cottage again ”

The cottage is well managed with everything you could need in a home from home, and was immaculately clean and Sarah is managing the covid situation very effectively. The cottage is spacious and decorated to a high standard. The facilities are excellent. The cottage is set down a very quiet one way street, which means you hardly ever hear any traffic as it is not a through route. Parking can be easily found either in the culdesac at the end of the road or at the top of the street, and it's only a walk of 1-2 minutes to the cottage, but you can easily pull up to unload at load on arrival/departure. The garden is mature and a great space to enjoy. The neighbors are really friendly and happily recommended beaches to visit. Aylsham is a fantastic place to stay to relax and unwind whilst still being within easy access of local stores and pubs. The Black Boys Hotel offers fab pub grub and worth a visit, as is the clothing store Amika. Aylsham is 20 minutes drive from Cromer, Sheringham and Mundesley beaches which are all worth a visit. The North Norfolk Steam train line is a great day out and managing the covid situation by allocating cabins to just your party, which worked really well. We are happy to highly recommend Ted's Place and Aylsham and we would definitely stay here again.
