The house is in a wonderful location close to lots of places of interest But The huge negative are the dogs.
When we first pulled into the property there were several collies blocking the driveway clearly protective of their territory. They were temporarily called back to their home but when we were walking through the garden to the front door they all came bounding over the fence - barking and snapping very aggressively at us. We are a dog family, we like dogs and had our own with us so it's not that we are nervous around animals but these dogs were clearly and aggressively defending their home. The owner had very little control over them. I had to hurriedly hide my kids in the house. It was very scary and not at all what you want when you arrival at your holiday home. Throughout the week I was afraid to be out in the garden as could hear dogs barking close by, once one appeared in the garden and another time one sat outside the kitchen window watching me. Mid week we unfortunately managed to lock ourselves out the house (easily done as the door automatically locked when closed). We have no contact number for the owners, Syke's helpline insisted I had to phone the cleaning company to arrange a collection of the key- but despite leaving 2 messages with the cleaner no one got back to me. Eventually I just went round to the neighbors/I assume owners. I had been reluctant to do so because of the dog situation. As I predicted when I went round a pack of dogs ran up to me barking aggressively and one tried to nip my leg. The owner did apologize but I had to run away to my car and literally wait in the car until the dogs eventually went home before I felt safe enough to venture back to the house. It was scary and intimidating. I did not let my kids play unsupervised in the garden and actually felt uncomfortable sitting in the garden myself. The night times were noisy with dogs barking, which may well have been from elsewhere in the valley but was still disruptive. There was a velux window directly above the main bed so the room was very light. I found mouse poo in the bunk bed top bed and window sill. I don't normally write reviews and I'm not a natural critic but I felt obligated to give feedback on this occasion. Basic needs - safety and hygiene but sub par. Indeed I feel obligated to explain the dog situation as I would hate there to be an incident with a future guest. I was going to say not suitable for families with young kids or people with fear of dogs but actually I dont think it should be limited to this. Being afraid of going outside from house to car and not being able to enjoy the garden definitely tainted the holiday. Safety concerns for the property.

Honestly, it was a perfect holiday!
The house was absolutely gorgeous, perfect size for 10 people and a dog, the location was stunning, and the hot tub and games room were the icing on the cake, they were used everyday! All of us thoroughly enjoyed ourselves and all hope to come back one day. The beds were extremely comfortable (one of the best I've ever stayed in), most of us found ourselves in the conservatory/dining area most days as the chairs are comfortable and the views are amazing. One thing we appreciate on holiday is not being bothered by the owners, and Teleri was fantastic for this. She dropped by on the second day and the departure day just to check everything was okay, you could text her if we needed anything, and she came by everyday to refill and clean the hot tub, but was not intrusive at all, she was fab! The sofa's were okay comfort wise, but that can be a preference thing, and it wouldn't stop us from coming back, but overall plenty of seating around the house. The fire was also amazing, used it everyday, and there was plenty of wood supplied in the barn for a small fee! Overall, we couldn't praise this house enough and cannot wait until we are able to book again!

We had a fantastic stay.
We were celebrating my birthday and retirement so wanted a family get together. Unfortunately my daughter and family couldnât stay the weekend but managed the meal we prepared for nine of us on the Saturday night. Loads of pans/utensils/crockery etc and the beautiful dining table to seat us all in comfort. The games room and hot tub went down a storm. After the Sunday it was just the two of us but the comfort and cosy evenings in front of the log burner were amazing. The bed was so cosy and the view, watching ewes and lambs was a real treat. The forest trails are just across the road so no need for the car. Coming across the waterfalls and streams were wonderful. Caught the train to Llandudno, great service on super clean train ( Didnât realise there were 2 stations in Llanwrst ) Another day caught the bus to Conwy. Bus stop at the end of the road passing the peacocks at the castle on the way. I could go on and on â¦â¦ I always know when weâve had a great holiday as we donât want to go home. Beautiful cottage and location, not very easy to find.
The roads to the house are very narrow and steep and the directions on sykes are wrong, it takes you to another house up the hill. There is a short track to the house, with eggs for sale at the start of the track. The house is on a small hobby farm, and there are a number of farm dogs that are roaming free, the dogs seemed friendly enough and only barked every now and then when we pulled up the drive then run back to their house. One liked to visit us in our garden jumping over the wall, we kept our dogs away as one was nervous of other dogs. The owners who lived on the farm were so friendly and helpful. We fell in love with the house and the views were just beautiful, the beds were super comfy. There was a few things that were broken in the house like the dining table chairs but it has most things you would need. We had a lovely roast at the pub nearby Y Bedol. Would love to stay again, its a great base for lots of attractions, bodnant gardens is a must see, just amazing.

We have just returned from a wonderful family weekend away celebrating a birthday.
The property was perfect. The house is a great size and beautifully decorated. Lots of attention to detail, the log burner was even prepared ready to be lit. This was great as we arrived late and meant we could get our weekend started straight away. The house was spotlessly clean which made us feel comfortable and able to relax. We had everything we needed for a comfortable stay, the house is well equipped. We loved the hot tub, it was the perfect way to relax with the most amazing views. We would definitely book this property again, itâs in a great spot with lots to do nearby. Lovely walks in the forest, just a shame we werenât there for longer so we could explore more of the local area.
