Coniston is well known for The Old Man of Coniston, which rises majestically from behind the village house. This fell is part of the Furness Fells and rises to an impressive 2,634 feet. As a result, this charming village is well-loved by walkers and climbers alike, and makes a great stop for a group break.

From Coniston you can also explore Tilberthwaite Slate quarries. These quarries have not been used decades and nature has reclaimed them; covering them is woodland and vegetation.     The cottage is in a lovely location only three miles from Coniston.

    Close to several fells and interesting quarries it is ideally placed for walking. The inside of the cottage does have some appeal but is tired in appearance, The kitchen is well appointed with implements but is short in some vital things such as a mixing bowl. The plaster above the cooker hood is loose and some fell into one of our cooking pots. The lounge would benefit from a rug on the cold slate floor and the log burner is missing a grate and we ended up almost servicing the vents. It was so log consuming and we felt a better supply of logs could have been provided having paid over £1k for the week rather than enough for one evening. Internet access is poor and if you need to 'work' it was not enough. We couldn't download a film in the evenings. In the main bathroom the bath side was constantly falling off and the towel rail was loose. The water supply was good and constantly warm. The bedrooms were cosy with two double beds, on the first floor the bed is placed such that in a morning you can lay in and enjoy a view of the woodlands opposite. Little notes were left all around the property which was annoying! The worst experience I had however was impaling my foot on a nail from a piece of wood that had been removed during renovations of the shed roof and left abandoned in the long grass next to where the recycling bag was. Fortunately it didn't pierce my foot but did my boot sole. Photographic evidence is available! Would I recommend the cottage? No, but the local area is beautiful. Did I get value for money? Certainly not. I know times are hard and fuel prices are rising but for this cottage I paid a lot more that I did for a better appointed premise last New Year which had a hot tub!

    The ground floor windows are locked shut, which means all the insects which enter through the stable door cannot escape.

    The latch on said door is faulty and it will nip the fingers if you’re not careful. The rear step has a loose triangle of sharp edged broken slate. The grass hadn’t been cut, a foot long! My service dog got a tick on both days we spent entirely in the garden. £45 per tick from the excellent vets in Ambleside. The garden is a haven for midges, it’s quite a marsh beyond the gate. Patio and garden are not private, having strangers mill around your back door is not relaxing or pleasant. The bath was hugely disappointing, the hot water is pond coloured and definitely not inviting a long relaxing soak. We all chose the electric shower instead! The laminated signage (of which there are many) don’t add anything to the overall ambience of rural cottage. Be aware that no washing powder nor dishwasher tablets are included in the price. Some cutlery had caked on foodstuffs. Despite previous comments (we read all before booking) still only the one pint glass. Kitchen is poorly lit, I’ll thought out and we all chuckled sitting at the table; with our elbows at shoulder level (Low chairs & high table)! Don’t inspect the mattress or bedding until the end of your stay would be my advice. Don’t expect any phone signal nor any useable Wi-Fi. The router blinks red 99% of the time. Don’t expect any help whatsoever if you’re stuck with no water. Water being essential for life; I’d not recommend this cottage. Excellent location but too many negatives. The very long black hair remains where I found it; on my sink, between the taps!

    This is a lovely cottage in a lovely location.

    The owner obviously has high standards and the property has been thoughtfully designed. We appreciated the very effective heating which meant the cottage was very cosy in February. However there were a few little things that slightly let it down, though they would not stop us from returning. The information about the drinking water was ambiguous. We are used to a private water supply, so would rather be presented with the facts rather than some information saying it’s ok to drink and others saying it’s not. The floors downstairs had only been superficially cleaned - there was still dog hair and other debris, and when wiping up a spill of water in the kitchen it became clear the floor needed a good clean. We couldn’t get the underfloor heating in the bathrooms to work despite following the instructions - we used the towel rails instead so we were not cold. There is a lightbulb out by the bed in the top floor double. The UV filter says it needs servicing. The sofas and beds were adequate but none of us found them especially comfortable - especially the pillows which were lumpy. Overall, I think it was good value for money, and we would return.

    Regarding our stay at Timley Knott, there are a few issues we wanted to make the owners aware of.

    Of course, these issues may only have occurred very recently. The wooden veranda at the back of the house had partially rotted away and the uprights and fence were leaning badly into the neighbour's garden below, making this area very unsafe as it is quite a steep drop. This also left a large hole in the fence so we had to keep our dog away from this area. There was another hole in the fence on the seating area above this. The steamer chair was broken on the balcony. We arrived at the house at 3.40pm and parked across the road as the cleaner was still there. At 4pm I went across to the house but we had to wait another 10 minutes before the cleaner finished. I am not blaming the cleaner for this as she probably had a very busy day, but feel that more cleaners should be employed so these delays do not happen, as 4pm is already quite late in the day to have to wait to check in. Very surprised that there was no "welcome" pack at all in the house - not even a pint of milk! Have stayed at many cottages over the years and can only remember on one occasion before not having been left anything.

    This is a lovely cottage.

    Ideally located between Windermere and Coniston and so peaceful in the back garden. There were also some lovely walks right from the door so don't always need to use the car. It is well equipped with everything you need, comfortable and clean, they even provided a stair gate. The row of cottages is supplied by a private water supply dependent on a stream, our stay was after a very unusual long hot, dry period and unfortunately the water had run dry. The owner did everything they could providing us with loads of fresh water for cooking, drinking, flushing the toilets etc. Then there was a storm our second night and water was back to normal the day after. The owner had warned Sykes this was a risk for our stay but Sykes hadn't let us know, they have now issued a partial refund for those days as we probably wouldn't have arrived with small kids if we'd known about the issue. It wouldn't stop me re-booking as I thought it was dealt with as best they could, and it's a lovely place but I'd bring more bottled water if it happened to be after such a hot dry spell again.
